Do I Need An Architect?

In most cases, no. For most residential projects in Alberta—such as single-family homes, duplexes, and even some multi-unit dwellings—a Registered Architect is not legally required to prepare blueprints. These projects typically fall below the thresholds outlined in the Alberta Architects Act and Building Code.

However, architectural involvement is required when:

  • The building includes five or more dwelling units
  • It contains public assembly spaces over a certain size (e.g., churches, schools)
  • It exceeds specific height or area limits defined by code
  • It involves renovations to buildings that originally required an architect

Sometimes, but not always. Most residential projects begin with architectural blueprints, which are often sufficient for code compliance. However, certain structural elements require engineering by law under the Alberta Building Code.

 

✅ Engineering Is Typically Required For:

  • Tall walls that exceed prescriptive height limits
  • Concrete pilings or specialized foundation systems
    • Usually not required for decks
  • Point loads from beams, stacked walls, or concentrated roof loads
    • These are sometimes included in the roof and floor systems provided by the truss and joist supplier
  • Lateral bracing alternatives not covered by prescriptive code
  • Custom structural details outside standard framing practices
 

🏗️ What’s Already Engineered?

Your roof and floor systems are typically engineered by the truss and joist supplier. These layouts are included as part of their service—often at no extra cost—and are considered stamped structural documents.

Once your blueprints are complete:

  • We coordinate with suppliers and engineers as needed
  • Your general contractor collects all documents into a unified set
    • This includes blueprints, engineered layouts, stamped details, and window specs
  • The full package is submitted for permit approval

Note: Some municipalities are more stringent with their requirements, while others allow more leeway. In stricter jurisdictions, all documents—including stamped engineering—must be submitted upfront. In others, architectural prints may be sufficient for initial approval, with additional documents reviewed during inspection.


 

Do I Need An Energy Advisor?

That depends who you choose to provide your design and drafting service. While other offices may require additional energy advisor services, at Global Design Studio we’re trained to provide both Prescriptive and Performance Path compliance for Alberta’s Section 9.36 energy efficiency requirements—in-house, without the need to outsource to a third-party energy advisor.

This path follows the building code’s minimum requirements for each element of the building envelope and mechanical systems. It’s straightforward, cost-effective, and ideal for projects with tight timelines.

We provide:

  • RSI/U-value calculations
  • Section 9.36 documentation
  • Code notes for permit submission
  • No external energy advisor is required.

This path allows flexibility—like using a high-efficiency furnace to offset lower insulation values. It requires software modeling to demonstrate that your home performs as well or better than the code minimums.

To ensure clarity and avoid surprises, here’s what is typically not included unless specifically requested or coordinated with external consultants:

  • Engineered Roof & Floor Systems
    • Truss layouts, joist sizing, and engineered span tables are provided by truss manufacturers or structural engineers.
  • Mechanical & Plumbing Layouts
    • HVAC ducting, furnace sizing, plumbing runs, and fixture connections are typically designed by licensed mechanical contractors or engineers.
  • Interior Design & Finish Schedules
    • Detailed Cabinet layouts, tile patterns, paint colors, and fixture selections are outside the scope of blueprint drafting but can be coordinated separately.
  • Surveying & Legal Site Plans
    • Real Property Reports (RPRs), legal lot grading, and topographic surveys must be completed by licensed land surveyors.
  •  Structural Engineering Stamp (if required)
    • For complex wall systems, tall walls, or engineered components, we coordinate with trusted engineers to provide stamped documentation.

We’re happy to collaborate with your builder, engineer, or mechanical contractor to ensure all systems integrate smoothly. If your municipality or builder requires any of the above, we’ll guide you through the coordination process.

Do I get a Material List / Takeoff?

📋 Do I get a material list or takeoff with my blueprints?

No, material lists and takeoffs are not included in our standard blueprint packages. These are typically provided by your hardware supplier or building materials provider—usually at no additional cost—as part of their quoting and delivery process.

We intentionally do not offer this service to avoid duplication, discrepancies and unnecessary expense. Suppliers generate takeoffs based on their own inventory, pricing, and engineered components (like trusses and floor systems), which ensures accuracy and compatibility with your build.

At Global Design Studio, our focus is on delivering precise, permit-ready blueprints that make it easy for suppliers and contractors to prepare their own material lists. We’re happy to coordinate with your chosen vendors to ensure everything aligns smoothly.

Our blueprint packages are priced per square foot, with rates that vary depending on the scope of your project and the level of service you choose. We offer multiple tiers to suit different needs—from standard blueprinting to advanced 3D modeling and photo-realistic renderings.

Fees vary based on:

  • Above-grade floor area (main and upper floors)
  • Optional services like 3D visualization, renderings, and additional print sets
  • Add-ons such as basement layouts, garages, decks, and energy efficiency documentation
  • Custom design requests or coordination with engineers
  • Optional electrical layouts or travel/site visits

I Have My Blueprints, Is That All I Need?

🛠️ What Happens After I Receive My Blueprints?

Receiving your blueprints is a major milestone—but it’s just the beginning of your construction journey. Often people ask: “After I receive my blueprints, what else do I need before I can start building?” Here’s what happens next:

1️⃣ Review Your Blueprint Package

Take time to review your plans and ensure they reflect your vision. Your package includes:

  • Floor plans, elevations, and sections
  • Structural details and code compliance notes
  • Energy efficiency documentation (Section 9.36)
  • Optional 3D or VR model walkthroughs

If you have questions or need revisions, we’re here to help.

2️⃣ Coordinate with Suppliers

Your blueprints are now ready to be shared with key suppliers who typically supply the following at no extra cost:

  • Truss & Joist Supplier
    • They’ll generate engineered layouts for roof and floor systems
  • Hardware Supplier
    •  They’ll prepare a material takeoff (lumber, windows, doors) → Based on your finalized plans
  • Window Supplier
    • Provides documentation for rough openings and sizing

3️⃣ Engage an Engineer (only if needed)

Some elements may require stamped engineering documents, such as:

  • Tall walls or stacked wall systems
  • Concrete pilings or point loads
  • Structural alternatives not covered by prescriptive code

We’ll guide you through this process and coordinate with trusted professionals.
